Currently still favor the house rental for MTR and long term strategy in ABQ, but I don't think you generate any solid cash flow unless you can get a turnkey 2BR for under $250K.

SMS can supplement this strategy but shouldn't be relied on as a long-term strategy. 

I know January and February are slow months, but looking for suggestions to seek bookings in the short term. 

We do a similar thing for our long-term tenatns, leases start and end in July so that we maximize the demand and stay "in season" 

With that being said, if you're comfortable with a long term hold, San Diego and especially coastal, will always be attractive imo.

Additionally in terms of a GP/ LP relationship, would preference of LPs create the same dynamic in choosing one GP/Sponsor investment over another, if all technicals and numbers are the similar between two investment?
