I might agree to that, as the agreement goes on, I establish an interest on the entire inventory held at the time of the agreement as I can select any home.

IE, they could stop paying the land lord rent and have the funds go into an escrow account held by an independent 3rd party (how they do it in the State of WI).You could always call the owner and express interest in the property and ask if they are looking to sell and at what price.

My realtor has done the following (but not limited to) and he has me on the brink of relieving him of his duties:1) talked to other clients or realtors, or even held personal phone calls during a house viewing (more than once)2) told me that he shuts his phone off from December 24-Jan 23) Sometimes does not respond to calls/texts within 24 hours4) Didn't know what ARV meant when I used the acronym and then proceeded to say he never heard it called that before...Maybe I'm answering my own question, or maybe I'm being overly picky but usually I'm right about my gut instinct.

You could have the property held by a corporate or LLC 4 entities down from you, but if you have anything to do with the management or rehab of it,,your on the hook (and you will be paying higher interest and if interest rates go up you can't lock those commercial rates in for nearly as long.
