Of course, do this as fairly and gently as possible especially if they have been renting there forever.

Looks like they messed with irrigation and there are patches of the yard that has developed cracks because of low moisture.

In my message before checkin, (after booking)  I would include words to the effect of “stay away from my neighbor on the left, Mary, and adhere to quiet time, in effect do what you’re supposed to do.“ Include a gentle reminder about the existence of exterior cameras, correct car-count, correct number of guests, correct behavior.

Matt it’s awesome for paddle boarding  I will send u pics   We have a nice sandy beach as well with gentle slope into the river we are affected by the tide though  eagles  osprey hawks  big ocean going ships going up and down river lots to see  it’s just one of those very under radar areas  puget  island and we are on west sunny sands west about 1.5 miles of the ferry landing   So ferry to Oregon and 30 minutes to Astoria  bridge to cathlamet wa  30 minutes to the 5  

If there was moisture the mortar is not sound that needs replacing.

Liquid applied air and moisture barrier is the way to go but not common on homes I feel.  

To give a little more context, this bathroom as well as the bathrooms in units directly above and below have a history of moisture and bad shower valves. 

Usually it is either poor application, movement, or moisture.

Apply the paste to the affected areas and scrub gently.
