If the entire portfolio isn't a dud, there's likely to be some you'll need to exclude from the deal or unload in case you have to take them all.Viewing it as a collection of units wouldn't provide you with a very good picture as the revenue possibilities and expenses of each property are going vary considerably, leaving under-performing properties to hide within the portfolio, draining cash flow from the others.

When I researched this, it's sort of ambiguous but says the person owning the crops must do work to tend them (specifically excluding mushrooms as there is nothing to do there) and the general feel of the explanation was commercial, not residential.But I couldn't find any real guidance on this.

The rental square footage at 100% and then a portion of the share squared footage all get combined into a ratio for deduction a portion of the other expenses (mortagge, tax, insurance, utilites)When you sell your 121 will not be 50% excluded.
