your a prime candidate to invest in top shelf syndications.. keep making your dough.. invest with professionals.most require accredited investors which is I think 200k a year income for last 2 or 3 years or net worth of 1 mil excluding personal residence..

If the entire portfolio isn't a dud, there's likely to be some you'll need to exclude from the deal or unload in case you have to take them all.Viewing it as a collection of units wouldn't provide you with a very good picture as the revenue possibilities and expenses of each property are going vary considerably, leaving under-performing properties to hide within the portfolio, draining cash flow from the others.

When I researched this, it's sort of ambiguous but says the person owning the crops must do work to tend them (specifically excluding mushrooms as there is nothing to do there) and the general feel of the explanation was commercial, not residential.But I couldn't find any real guidance on this.

Increasing your rent can help, and I would not worry about occupying a unit, as a future buyer will know that you will either leave, or start paying market rents to stay.NOI isn't completely excluded from a valuation, but it won't the primary valuation tool.
