I was going at this more from the teach a man to fish angle, since OP said he didn't know how to look up the property.

Maybe do some meet up so can meet, learn, and work with each other, or even just to get together and no non real estate things like trying restaurants, hiking, fishing, golf or whatever. 

Excited to hear how the big fish do it!

Don’t forget all reptiles, marsupials, fish, ocean mammals and rodents.IMO, it was the handshake agreement that doomed this deal.

I hope it is not too late to congratulate you - getting your feet wet and jumping on to a bigger fish.

But still it seems like it might come down to the availability of your personal liquidity to carry it if you make a mistake.Kinda seems like a "There's more fish in the ocean" kind of situation.

This is why REI is similar to fishing you need to have many lines in the water till you find a deal that makes sense.
