Most brokers have access to plenty of lenders that will go no ratio in the event that the 1007 comes in low which is an important safety net.Each lender is going to have varying guidelines based off their current appetite for risk.

But if she's loathe to talk to her CPA about the tax implications of the sale, I'd guess she would have no appetite for seller financing or installment sales.If it's a good deal and you have a little extra meat on the deal, up your offer $500 (or less) "to help with the CPA" and give her a check for her entire amount.

Broadly for me/us I'd just say that our perception of where the market/economy is headed just informs more of a general intuitive appetite for using leverage.My view is that uncertainty in future market outlook (perhaps forecasted by leading indicators) mainly drives price volatility, and perhaps increases risk of lenders 'calling' revolving credit lines to meet their own liquidity needs.The more 'bad' the indicators are, the more chance that we perceive our lenders possibly wanting to 'call' revolving lines of credit, is the way I think about it.

All one needs to do is buy the  list with 1-1-1900 to today as last sale date and suppress against that a list without the sale date as a filter.

@Lee Ripma @Robert NelsonI have no interest in selling LLC’s as I’m not an attorney, and I would suggest talking to attorney - but here are my thoughts: We talk about “risk appetite” on BP, personally I have zero appetite for risk when it comes to my personal assets.

One thing to remember is if pulling both list is to suppress your sellers list against your buyers list so that you dont mail "I want to buy your House" mail to investors actively buying.
