I would also think that anything that was appealed and found to be not guilty on the appeal would come off as well.I was recently told that only 2-3 counties have automatic submission of the court documents to the case search database.

Big possible liabilities to analyze are the shape of the roof (presumably flat) and of any chillers/heat pumps and HVAC units you have.Windows are another one to assess, for both aesthetics and replacement cost.

The reason I think the owners might be interested are that they would like to get out of the day to day of it due to age, and they find the possible tax benefits of carrying part of the loans appealing instead of getting all the cash at once.
