The basic order will be: Domestic violence/emergencies, criminal, landlord/tenant, civil.Emergency breach of lease involving threats or injury to people or property, and emergency wrongful detainer actions trials will begin on June 5, 2020 (Phase II).Rent escrow actions, provided local departments of health are able to provide inspection, tenant holding over actions trials, as well Warrantsof restitution, will begin on July 20, 2020 (Phase III).Civil trials (i.e. post move out collections cases, suits for failure to return security deposits), and Failure to Pay Rent cases will resume on August 31, 2020 (Phase IV).Courts fully operational on October 5, 2020 (Phase V).Rent court dockets are expected to be staggered throughout the day, at least in Baltimore County.

There is long hours, unmeasurable amounts of persistence, effort, knowledge building, research, trial and error, networking, designing, implementing, redesigning, adjusting, and the overnight success is built over years and years of micro successes all compounding upon themselves.

We actually start all management contracts like that and then sign longer ones after a trial period with new owners. 

There appears to be a good deal of trial and error involved in this type of marketing, because local markets can have different results from the various strategies. 

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

Limited for time & hoping to get a good fit the first time rather than lots of trial & error. 

Also, during the eviction trial, can I ask the judge to get a forwarding address for the tenant since I know I will be taking him to Small Claims (I can’t say anything about costs right now because I can’t access the unit).Thanks
