If you are just holding the lot, then there are more favorable terms available than what you are currently experiencing.I always recommend shopping at least 3 different lenders (even more), as every single institution has different terms and requirements, and they all offer different financing products.

If you are comfortable putting out a product that looks like everything else on the market, no reason to hire someone.

Might be a good option to sort that too on what your strategy is and the type of available product.

I also invest from 1500 miles away from my market and self manage. look for ways to add value to your product and you will stand out and get a little more for your rental unit. 

We have some cool products for people that want to finance construction and own the land (or if they want to purchase the land and develop). 

You might want to check with them and see if there is that much demand.That is definitely a niche product and you are a saint if you want to take on 200 Section 8 tenants and housing authorities.

Go talk to a QI  Then you don't really understand how these discussion forums work because the first thing is I didn't come here necessarily asking for help I'm asking questions that will be good for everybody to learn from and that's helpful for everybody the second thing is these forums aren't necessarily here to help people but for certain people to sell their products and get referrals and the third thing is when your adversarial all these guys with the big egos want to come out here and prove you wrong and that is the main time they sometimes say something that is useful because now they are motivated by ego.
