They suggested we checked for leaks, which we were able to tell by how the water meter is spinning.Turns out it was an inexpensive fix because the toilet there was a crack in the mechanism inside the toilet tank and the water kept flowing into the tank, which we had replaced and have sent the proof to the water company that we fixed the problem and are waiting on the adjusted bill.

Much better units mechanically, they move more air, and they last forever so far as I know.My original thought was that they would be easier to repair or replace later - but so far I have no experience in that regard.

Derekthe best way to confirm pricing is to get individual quotes for the big ticket items, hvac and plumbing you could possible have all the work be done by 1 mechanical contractor, and roofing, drywall, electrical get at least 2 quotes for each and consider contracting with them yourself and not thru your gc, elimanting markup upon markup. and for the leveling of the concrete are you also excavateing so that you will meet mininum code for ceiling height?

A lot will have to do with the area it is in and tenant base type and how heavy collections will be getting the total rent every month.A full time maintenance person can turn the units much faster knowing all the nooks and crannies as well as all of the mechanical systems etc.If you go smaller say 20 or 30 units you run into having to call someone every time there is an issue with the property which can get expensive and you also delay repairs that turn into high dollar repairs instead of small things fixed right away.

I also like to put the furnace etc in one corner to avoid basement floor plan constrictions.We also insist on buying our mechanicals, finishes, windows, doors, as well as trim (from our Amish friends).
