No reason for you to over complicate things when you'd be at such a disadvantage geographically.

The minimum requirements were posted in the description, but once I PMed them the requirements most haven’t responded back.

Then you choose property type and geographic location you like from their offerings.  

There is no one best way that works for everyone... too many variables like location, price point, geographic area, income level of sellers, etc...

What you think is "cool" may be "weird" to someone else.Of course you want to follow market trends somewhat, but generally you want the place to be as bland and non-descript as possible.
