Aside from offering this as a benefit to outstanding tenant prospects.So, you think a GOOD tenant will break a lease and accept a judgement against them that may follow them as a lien, gaining interest all along, and nixing their hopes of buying a home for years unless eventually paid off?

Numbers in FL are not looking great with insurance/taxes/HOA fees/etc for cash flow but willing to focus more on just breaking even (or close to even) and having significant long term appreciation.Option 2: take the cash, pay 20% long term capital gains and wait as market continues to dip for a prime buying opportunity.Would greatly appreciate insight/advice from those much more experienced and knowledgeable than myself.

Cash, developer financing, gaining citizenship, using a margin loan from an investment account or a heloc on your primary in the US, seller financing, etc. are usually the best options as bank financing with attractive rates and terms usually isn't available like we're used to in the US.
