Even though they may be disappointed that I am not going to fix the place up as originally planned, I’m sure they will be thankful that the increased rent that would accompany a rehab will not put them in need of a home.  

I’m being conservative with my estimates and numbers below because I’d rather underestimate and be happily surprised than overestimate and be disappointed.

As long as you understand how to calculate rehab costs, the ARV and have a good contracting team, this is a method that should not disappoint in a rising interest rate market.
