For all methods you would want to find a market that has strong employment rates, strong income rates for the market, and is a growing or an established market. 

Are they way under market, or is it manageable for now?

Those rates are not as nice as rates we got a few years ago for less than 3%, but in today's market I'll take those rates. 

Are you in the Atlanta Market?

From a tax standpoint, there are additional disclosures to make when selling a business asset for less than fair market value to a related third party.
