SC law (and my leases) permit eviction on the 6th and do not require additional notice (as long as it's conspicuous in the lease..which mine are...bold and caps) but many landlords in the area send notice, start the clock on the 6th, collect late fees and the magistrates court is busy on the 10th.

You can choose to be like me lending out someone else's money (blindly following the end-lender's / end-landlord's guidelines regardless of if it makes sense), or choose to do the right thing and re-read the above bold/underlined statement a second time.I have federal fair-lending law handcuffs on and cannot do the right thing re: FICO scores - I envy those of you that can.

I have seen plenty of rentals where homeowners colors were left on the walls...maybe the colors are so bold that to rent in a soft market would require repainting in neutrals and the tenant just wants it done now rather than later.

if its late on the 2nd, I call or text, if they dont have it or dont have a plan, they get a 5 Day that day, I suggest Printing your 5 Day on Bright colored Paper in Bold Print, Tape it to the front door, so it can be seen from the street.

But my suggestion would be to be bold, and ask questions or tell them you feel like you're getting blown off or that you feel like they are trying to hide something and wait for a response.
