I'd agree that with the high(er) price points, one just has to be careful not to make crippling mistakes being critically conscious of neighborhoods and asset specific attributes. 

I’ve now been a part of the Featured Agent Program as an agent in both Nashville, TN and just outside of Los Angeles, CA, and can attribute over $15 million in sales volume from the leads in just over 18 months.

First, using your example the 30k you would make on the flip is still attributed to the amount of equity you have in the property.

I attribute this to the lull in the rental market in the dead of a Chicago winter.  

There's plenty of services out there where you can filter different attributes.

Indianapolis share attributes with Cincinnati in terms of cash flow.

Make sure it has excellent attributes and close to all utilities.

And if you’re just starting out, a bad deal could set you back years.Leverage your lack of experience and financing with a partner that has those attributes and provide that partner with value (time, bringing a deal, etc), and learn as much as you can from them.
