The most annoying part to me is trying to place low end tenants.

@John Moore If you were to give me a fancy "Presentation" for a simple wholesale deal I will know you are a newbie and possibly even be annoyed.

I want to be able to make the best decision possible that gives me the best chance at achieving financial freedom and or following a career that I don't despise.I do apologize in advance if people find this post ridiculous or annoying for mistakes or lack of information. 

If you do it the shotgun way, you probably will send 200 offers before you get anything remotely close to becoming a deal.Just know that a lot of people already do this shotgun style and it is very annoying for sellers.

The other reason I give this list out is because new wholesalers calling buyers to build their list without having a deal is hands down the most annoying time waster in this business.

Coax her into listening to it when your out and about in the car .When I did this with my wife she at first was annoyed but after a half hour of listening she was intrigued and got excited about the prospect of becoming wealthy from nothing  .

(You can rig the light and fan to work at the same time, but tenants get annoyed with this)   Mild mildew is not a problem and can be wiped down. 

At least slow the growth while you figure it out.Test the mold, is it common, annoying, not desired, but NOT toxic?
