Shared driveway problem

I have a duplex that I house hacked. It's a side by side long ways and I live in the back unit. So my renters front and rear door are in the front of the property and my front and rear door are on the back of the property. I have a long driveway with a two and a half car garage in the rear. The tenants are allowed three spots in which they access freely from the street. I have to rely on my neighbor's driveway to get in and out of the garage to avoid disturbing my Tennants parking situation. I have been here for a few years and it has never been a problem. I take care of both driveways when it comes to the weeds and snow removal. The owners of the adjacent property and I are on good terms but I wouldn't necessarily say we are friends. To add risk to the situation, you cannot park on the street overnight without letting the police know and its a 3 night maximum. I want to expand my portfolio but I'm concerned long-term especially if I move out and rent the rear unit.

    @Tim Polk Maybe talk to the neighbors about an easement?  Offer $500 plus whatever the costs are to draw it up and be clear it is only for getting in and out of the garage?  Can not really think of a better option unless you can somehow improve access to the garage?
