Make it as nice as you can on a hard budget (yes to solid surface counters, no to lots of other stuff). 

But you need to craft a damn good message and story and sales pitch, because on the surface a case manager > wyndham timeshare rep > overnight licensed RE agent doesn't tell us much about why you would make a great salesperson.

While books have been written about asset protection that merely scratch the surface, most people can arrange their financial affairs by placing assets in certain protected “pockets”1.

Otherwise at surface level you would lose your pants renting out at that acquisition cost.

It seems like a non issue to me, there are hundreds of other houses around the lake that likely have the same reservation:Reservations and exceptions contained in deed from Northern Pacific Railroad Company:Reserving and excepting from said lands so much or such portions thereof as are or may be minerallands or contain coal or iron, and also the use and the right and title to the use of such surface ground asmay be necessary for ground operations and the right of access to such reserved and excepted minerallands, including lands containing coal or iron, for the purpose of exploring, developing and working thesame.

Assuming the $300 per month is a true net cash flow number, then the numbers on the surface look good.

I have not started the core due diligence yet, but from the surface and analyzing the preliminary numbers I have received, it appears to have some good potential. 

Also campsites that were once “secret” and pristine are now blown-out, crowded and littered with trash and surface-dookies.

I grew up renovating houses with my father so I knew most of the challenges walking into the house after my own personal inspection, but what I learned is to be more cognizant of how much damage water can do while the surface still looks adequate.
