You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

One unit (family of 4) went from $675 to $775, (we also installed a dishwasher for them), others went up $45, $50 & $125/month (they just moved in).

I personally provide a fully equipped kitchen (Range, Refrig, OTC Microwave (do not provide stand along microwaves), dishwasher) and provide washers & dryers in each of my units (but they are all duplex houses).
