It will be my last year in college, as I do not think I will go back to get a masters.

I think it's okay to not have a deluxe backyard, see what the market is demanding.We didn't want to or have the funds to do a full renovation, Here are some things we did when we got our primary ready to rent:-Tore out fiberglass tub and surround in master bedroom-Had new tub and tile surround put in (felt nicer for primary bedroom suite)-New toilets and all new faucets-Hired guy to resurface all kitchen and bathroom countertops-Took down popcorn ceiling and had resurfaced/ painted-Neutral paint and trim throughout (had different colors all over prior)-changed out washer hook-up valves to prevent issues Things I wish we would've taken care of:-regular yard maintenance hired out and baked into rent-LVP flooring throughout (kept mix of tile and carpet)Just did final walkthrough and got keys this morning for tenant moving out.

Currently, I live in Hawaii, house hacking my own property, and am looking to expand into out-of-state long-term rentals.My goals now are to master the art of wholesaling, continue raising private money, and build a strong portfolio of long-term rentals.

Master one strategy and run with it.

My strategy has been to buy long term investment properties during "seasonality effect". as is have not mastered the seasonality effect.

I want a specialist that's an expert, and not a jack of all trades and master of none.

And i'm still thinking how to renovate my bathroom.Me and my wife doesn't use the bath tub so we were thinking to remove it and largen the shower area.What do you think removing the bathtub in master bathroom???

Yes there are pros and cons for sure and like any marketing channel, SEO takes work and investment to master, but it's among the best and most consistent lead sources for motivated sellers.
