We charge a 1% fee on raised capital for our asset management fee, but there are clearly other fee's associated with the broader model.  80/20 split on profit sharing, waterfall models, etc.

While it is not necessary to track return of capital if there is no preferred return to calculate, you should still spell it out in your waterfall so your investors can get comfortable.Finally, you are correct when you say that when you put your money into a savings account you are not tracking when the principal is returned.

I'm thinking it would save a decent amount of money to use a prefab single threshold base, tile 3 walls, then use a fixed frameless panel with an open entry (and use a waterfall style shower arm).

I agree with @Frank Geiger that it would be better to just buy it yourself but that doesn't always work for relatioships.You could treat it like a JV and use a basic waterfall.
