Garbage, mold, cat crap and urine everywhere.i couldn’t believe what I was seeing.

@Michael Wegner when you document the condition of the place, use a black light so you can mark any previous damage compared with any new damage that might light up from urine stains.

Cats have minimal issues unless they start urinating outside the liter box.  

The only concern with cats is there urine is really potent.  

Is bat guano like cat urine and very expensive to get out?

The entire house was filled with trash, pet urine all over the carpets, and the toilets were filled with feces.

Charge a 350.00 deposit for animals and make them sign an agreement that if the presence of the animal on the lease destroys the house that they agree to pay for all damages urine, feces, structure damage just what ever you wanna put in there, also give your self the right to immediately evict if they miss rent, drink and use drugs , are destructive etc.

On my recent inspection of one of my units there was an insane stench of dog urine on the floors.
