It generally isn't worth the brain damage of experimenting though....especially if you want to move to a new home that you will own inside of the typical lender's seasoning period.

My understanding is in Jersey, the owner has a set period of time where they can force the property to go to auction.

I’ve come to think of this period of my life as my real world MBA, and view my laundromat as a fantastic starter business.

By lending money on quick turnover deals and running JV's I should be able to fill some of the latency period with needle moving activity.

Then cash some out periodically and buy turnkey new rentals. 

Find the market with the best market appreciation over the hold period and you will have found one of the better cash flow markets over that hold period.As for the forced appreciation….

There are two large community pools, which are heated during the cooler months, tennis and pickle ball courts.The minimum STR period has been reduced from a year to six months.

The down payment might be a little higher, but it will be a much longer-term loan that you won't have to worry about coming up with big payment in month 24 and it'll be amortized over a much longer time period (probably 25-30 years), so the monthly payment could actually be lower. 

I'm <5 years from retiring, so in this time period, I'd like to build a portfolio of turnkey rental properties.
