Just make sure you take your policy to the brokers so they can do a direct comparison.Maybe hit up your primary home insurer to see if they offer a STR policy.

In my opinion disclosure is always the best policy in both scenarios. 

Then set a policy as to how much late rent is enough to ignore vs filing a unlawful detainer (or whatever your state calls it.)

There was a report that State Farm cancelled 70K+ California policies eary in 2024 and 70% of their policies in Pacific Palisades.
