This consists of an 11 unit building and 6 duplex scatter around a 3-4 block radius.

Of course, you don't hit on all these, and it really depends on your market, but I scatter them out around areas I think will appreciate.

@Dion DePaoli  I agree with Dion on all counts  especially the idea that you will get a premium.. if anything you will take less than market value... because investors are investors.. they want a deal.Its one thing to amass a nice portfolio but entirely a different matter when you want to sell it.you have 6,7 million in real estate a buyer that is looking to buy that kind of portfolio is usually going to look at mulit or other commercial.. as scattered houses are tough to manage.that leaves you the hedge fund..

Our experience is that, except for the tenants that keep a beautiful house, showing a house loaded up with moving boxes and scattered flotsam is worse than just waiting it out, cleaning up and showing it when it's empty.

The surprising thing is that most of the time they buy at a lower rate of return than the local investors will my guess is that they are scattering their investments into several regions hoping they all cant **** the bed at the same time?

When selecting dates to search for I curious am what everyones criteria is when selecting a date range or maybe why not just do a scatter shot and get all date ranges?

I'm scatter brained on picking a market and find myself all over the map.  

Its essentially like running 100's of mini-hotels scattered across multiple locations. 

A college town with most of the town consisting of older buildings, and the random factory scattered here or there.
