I've done a lot of roofs in my day and the only one that cost close to $5K involved tearing off wood shingles, putting down plywood decking and radiant barrier and then shingling.If the roof is already leaking it's going to lead to damage to the roof decking, insulation, sheetrock and interior wood.Probably cannot adjust the price up for the roof as a roof over their heads is about the bare minimum that a buyer is looking for in a house!

Even hot water radiant floor can be a good option if you're renovating.

Most likely thermal radiant heat in the floors to avoid running duct work.I anticipated somewhere in the $30-40k range but got a quote of nearly double.

I just recently purchased a house in illinois & it has radiant ceiling heat.

People are mostly sheep and follow the herd.
