Even still, it could be said that I've still lost money due to my time on the tools instead of prospecting as a real estate agent (the cost of lost opportunity).If you can truly do 80%-90% of the work yourself (at acceptable quality levels) and you aren't sacrificing your time where you can get better returns for your efforts, then yes, it can work even up here in Canada.

Take it from someone who spent almost 20 years working for a global manufacturer, I have seen plenty of invoices from US Customs and Border Protection Agency issued to the US importer and then struggling to pass the cost on to the market.Why do we collect tariffs from the importer and not the exporter?

Conversely, On homes I have wanted to expand, I have removed closets from bedrooms in order to label these as studies or offices, so that I could build additions that are labelled "bedrooms" (customized to my needs), in order to avoid the requirements of expanding a 2 car garage to a 3 car garage (a local requirement when building beyond 4 bedrooms).
