Set up a basic system to manage your listing, update it monthly, and always ask guests for feedback—and don’t forget to casually ask for that 5-star review!

Can I walk into offices and leave a flyer for everyone in the office to read and set up zoom meetings with those people to go over the details further? 

I picked up the BRRRR method book and feeling confident in setting it all up (we did a similar process for our Airbnbs).  

I am also active with Flips and own a few 4 plexes...Im a licensed NM Realtor would be happy to help set up a few searches, look at properties (Virtually as well), and tell you more about specific areas of town with the pro's and con's of each. 

No matter what way you choose to get started, if you are consistent and dedicate time regularly, you will be set up for success for years to come.

I have a different set of criteria based on where I purchase right now. 

.- If interest rates remain high, this is further upward pressure on rents in the near-term, as the alternative to renting - buying a home with a mortgage, is expensive - this should increase demand for rentals. - Rents are also a function of supply - 2024 saw the most new construction of multifamily units in American history (nearly 575,000 estimated 2024 deliveries of new multifamily inventory), and 2025, while not a record setting year, will see deliveries top 500,000 again - a huge supply increase. 

If I were down there I would think about setting up a food truck or 10 or 20 and serving breakfast burritos 24 hours a day with some good hot coffee.Just my 2 cents.

I feel my skill set, with an extensive background in project management, estimating, and renovations, makes me well suited for REI and  I am eager to start taking steps to transition my career to this industry.

I recommend renting it as a 4/4 and being clear about the set up.
