Before I even purchased the book I have been pondering what would be the best route to go for a first time home buyer.

I'd like to get everyone's thoughts on a theory I've been pondering....I'm in Central PA and the market is and has been red hot for quite some time.

As I look at my timeline for securing additional properties, I start to ponder how will I get this next house?  

You'll still have to network & generate leads & so forth but you won't have to specialize as much but instead truly understand deal evaluation and how deals are structured with financing & partners.So you'll need to ponder on that first as to HOW you want to invest.  

One of the two tenants requested a 18-24 month lease term, which we pondered doing.

Pondering whether we will see falling prices and a sudden surge of foreclosures or continued growth and persistence that we've seen for the past several years.

I'm pondering if there is a way of adding some sort of 'brown M&M' clause hidden in the lease so that we know who actually read the whole lease.

I’m pondering the idea of multi-families and rentals first.I want to know whether or not a Real Esate license is worth getting just starting out or if I should go down another avenue first.What are the pros and cons?

So that is a major decision that I am pondering at the moment.
