@Maggie Ng you can't collect rent from two leases on the same property at the same time, so if the new tenant moved in BEFORE the old lease expired, you owe the previous tenants a credit.

I am not sure what Rob K. said about REITS but if you are looking for a list check out http://www.inrealty.com/restocks/linmrt.html.You will find some mortgage reits on this list (NLY, ANH etc.) as well various commercial and residential backed listings.
