If I'm correct in my analysis, then I'd guess I'm also looking for a mentor if anyone is willing!

Just say this is a pre-recorded informational session, no harm… then someone named Ramsey called me and it was a young kid from NY and the total for the course was 2-3grand I believe.

My advice would be to find a mentor (the right investor-focused agent can be great at this), continue analyzing deals, run them by your mentor, and then make offers when a deal meets your buy criteria.

This is a lot different than a newbie mentored with limited capital purchasing a negative cash flow SFR from an unsophisticated homeowner.  

It may be beneficial to link up with an established wholesaler and pay them to mentor you or work for them and learn.

Currently I am working on 2 single family homes, with the help of my realtor and mentor, Gloria N Gear. 

I just need some advice and help because I don't have any mentors and live away from my family, who are in Texas.

Connecting with experienced investors or mentors can also provide some great insights and open up new opportunities you might not have thought of yet.
