They have been historically reliable over the last few years but I am hearing some rumblings of reduced leverage, slight increase to rate, or some kind of minor tweak to DSCR lending with some programs.Happy to jump on a call if you have any questions or concerns.Good luck!

I looked at some properties in the Catskills last week that ultimately didn't fit the criteria.

I just closed on one for that last week and it appraised.Under contract at 223k with seller paying 5k in closing.The property needs 20k in repairs. 

Credit report shows last verified address only of 2007.

VERY unlikely unless you either source an off-market property yourself or you find a unicorn deal (our last semi-BRRRR was a B-neighborhood property we sourced from an out of town wholesaler in late 2023, but couldn't get all our capital back out on refi).  

I've been digging into that over the last few weeks a little closer.   

Those who just try to copy the price model and not the operational leg, yeah they don't last long. 

Perhaps the only homes that will last that long are the reinforced concrete structures that David mentioned.
