I took my thrashing as you know in 2020  I do know some of my clients that sell turnkey have been keeping the houses and doing BRRRR instead of selling them to investors that part of the market has slowed signficantly for many in that industry.

It appears they quickly know how to adjust and select the right property.

.#2 - Learn how to run comps so you know the value of the property better than anyone. #3 - Have finances in order (i.e) is this going to be bought through conventional, cash, HML, etc.

But if you know what you're doing in finding the properties and want a fixer upper, it's doable.I will say that the multi-family rental market is pretty saturated here though. 

Do they know what questions to ask?

I think they know us remote landlords are at their mercy.  

Curious to know opinions from real estate agents, flippers, developers and anyone in the know regarding what home buyers generally would prefer.

I'm not skilled enough at Excel (yet) to create an accurate proforma for this from scratch.Does anyone know of a good resource for a proforma that would fit this?

My current property management company doesn’t offer this service, and the only company I know of is very hard to communicate with.
