If you are very handy and have generous amounts of time to put in, a few flips can be a good way to get immersed in the process of evaluating structures, offers and negotiations, contract to close, and rehab. 

I have been trying to immerse myself in all things real estate due to some possible employment changes.My question relates to wholesaling contracts.

You can make a very good teacher to them in your subject, however, and if you teach well, some students will be inspired by the feeding of their minds.That said, your big windows for immersing yourself in something new are in the summers and over holidays.

I have been immersed in the real estate game for 3 years now and loving every step from learning, deal searching, and executing on a deal!!

@Neil Anthony, if you want to learn the MF space, I think investing as an LP in 2-3 syndication deals is an excellent start, especially if you are investing out of state and, assuming you have a full-time job.That is how I started.You can learn how sponsors evaluate and offer deals, listen to other investors ask questions of the sponsors, and, IMO, you can attend in-person events where you can meet other investors and sponsors and ask all the questions you want as well as hear investment stories of all kinds.Once you get through some time immersing yourself in the MF investment world, you will have a better idea of whether you want to be an active or passive investor.  

I've been so immersed in off market deals and making my own offers with my own Purchase Agreement, that this MLS deal with realtors seems to simple.

I am looking to become a property scout for local agents as I want to invest my time learning and being immersed in the real estate world.

I'd just work on building my credit, getting a good W2 job, and reading House Hacking by Craig Curelop.However, if it were me, and I was 18 with the goal of becoming a real estate millionaire and financially free by the age of 25.... then I'd get 2 jobs (preferably jobs that interact with the public and increase people skills), reduce all of my spending, save as much as I could, read all of these books twice, listen to all the BiggerPockets podcasts, watch all of the free webinars, read blog posts, watch youtube videos, go to local meet ups , network and immerse myself into the world of real estate.

Despite the fact that I have read a great deal about the market over the past few months and have already solidified a wonderful agent and property manager there, I am eager to put some boots to the ground and immerse myself into all the city and neighboring communties have to offer.

I had no idea what we were doing when we first started, and immersed myself in as many podcasts, books, and trainings as I possibly could.
