That would be an ideal scenario for them. 

From what I've researched, it's the less than ideal situation to be in because of the reasons you've stated.

I would say suburbs would be ideal for you.

While I find this the ideal way to buy more properties it also stunts my growth and I tend to lose patients. 

The location is ideal, as it’s situated in a neighborhood that permits short-term rentals (STRs), making it a great investment opportunity.

The ideal property would meet the above criteria, AND would have a large yard, or ideally, a detached garage that was a suitable candidate for an ADU construction project (CO now allows ADU construction on most properties), and/or a primary structure that had lots of value-add potential. 

I deal with this without charging the tenant if its not excessive. 

I need to clarify that $15k is not my FI number, it's an ideal goal I'd like to reach!
