I have one inherited tenant that was a bit of a learning curve because he speaks zero english and has never paid not cash before and I certainly didn't want to be knocking on doors- but once we got into our groove and I opened a local bank account he just deposits the money in zero problems and actually is one of my favorites.My other two tenants I used my realtor and I was SO picky.

@Nik Corbaxhi, I think that is what I may end up doing, hopefully I can find something to cashflow with and get my feet off the ground to gain some capital for further investing this area and others I have been watching.Confidence is something I have, I just get into grooves where I have a little bit of a low risk tolerance.Thank you for your insights and advice!

soap for fats and sugar, I use Coleman stove gas (white gas) for tar or oil based stains, and water for most anything else, go easy on the water as you don't want it to get on the other side of the polyurethane (through cracks and grooves).

I would consider the "luxury" vinyl plank as it is more resistant to water won't chip off under normal use like tounge and groove laminate.
