Mn SFH floor question

about to close in 2 days on our first rental, debating on what kind of flooring to use in the basement. 

carpet the bedroom and stairs in the basement, but the living room/den thinking of Laminate flooring, the lock/click kind.

upstairs is original hard wood floors. and carpet in one of the bedrooms. 

any one have recommendation on basement flooring. been told to just carpet it since its a basement and we live in MN (the state that gets freezing cold) 

(i also plane to install myself)

We like to carpet bedrooms since they add warmth, get less wear/stains, and we go with hard flooring in other areas.  If you divide the cost of the flooring by the life expectancy it makes carpet a tough call in high traffic areas.  I like the comment by  @John Woodrich "luxury" vinyl plank as it last, is renter proof, and depending on the application is a good long term investment.
