Your only choice now is to find another lender.Looks as if you are attempting a cash-out refi - - and you should expect a low appraisal, as that's how the bank hedges it's risk on rental refi's.Next time, have your comps printed up and when the appraiser comes out to inspect, give them to him/her then with the statement:I know you have to be independent and will get your own comps, but I thought you might like to look at these.I've seen this work and one/two of my choices came up in the appraisal info :grin:

Income-Expenses = NOI everywhere on the planet :grin:  If the NOI is negative the you get a negative cash flow.

I mean seriously.. and some still defend him  crazy.. there are state regulators who control these folks its free and on line I would start there.. just grinning and taking it is not fair to others.. these folks need to be forced to make right by their clients who bought in good faith.. this is some of the most aggregious behavior I have seen since I started funding Turn key in 2001..
