Best case I can ad some good will for lower vacany rates.

As one poster mentioned above it might show extremely Goodwill to pay them something even if you do not buy anything.

As for the buyer, same situation, we did business in a completely different industry, but again a very healthy amount of trust, good will and rapport was built and when I mentioned I had properties to add to their portfolio, they literally begged me for a deal. 

While appliances replacement costs are a significant part of my overall budget, the long-term tenant goodwill you get because you replace with new appliances is really hard to come by any other way.

We may just have to forgo the goodwill offer of letting her move no strings attached then and just file the eviction

I think the best approach here is to let them have it, the goodwill will be worth way more than the dirt- the intent is for my daughter & roommates to occupy the house for a few years, then I will decide on keep or sell. 

Keep the faith and something good will happen.

Hopefully it gets you some good will from the tenant and she stays longer in the apartment saving you from the additional turnover, which costs us LLs more money.  

The only furniture in my house or any of my furnished rentals are used from ReStore, Goodwill, FB Marketplace or garage sales, except for mattresses.

The broker will then shop and (if good) will give you options and let you decide.
