I would rather put more effort to higher ADR/Occupancy and scaling to get more juice from the squeeze.

A 12% return on an all cash investment seems good, especially if I can “juice” the return by borrowing 50% of that at 6%.  

In this business, the low hanging fruit has already been picked.

For some, the juice is worth the squeeze.

In Oregon its even better our Juice goes down to 4 cents a Kilo wat at 10pm to 6am.

BUT.. his deals he stabilizes and sells right away to juice his IRR and that is just the model.

The juice for the whole thing is the sellers.

@Scott TrenchJust my 2 cents but I am Not sure either one of these has enough juice to stand on their own - notes would be most similar to private lending if they were to be broken up.

That includes many of the deals created by students of syndication classes (who typically would entice investors with juiced projected returns from creating multiple equity classes...which also generally increases risk).
