The idea of diversification is often used in order to avoid risk, but often results in failing to achieve return potential due to over diversification.If you've done your research and have conviction in your investment strategy and ability to execute, you should exploit that as much as you can, while guarding for risk however possible.

@kathy ReissmannFrom a purely pragmatic perspective you might consider the following points;Sounds like the cost of 12 months money to you is 20%, if so depending on your level of experience, it's not unrealistic in hard money terms.It's never a good idea to do business with family, but if needs must, you must and always make sure you have your paperwork in order and you are going to be able to meet your obligations.Always take a professional position when somebody tries to exploit you like this. if you still need the deal go back and negotiate with charm and a smile, business as usual and get the best possible deal for yourself.Best of luck with it!

If you're going to denigrate the nature of the situation you now seek to exploit, that's disingenuous, isn't it?

I'm curious.I can kind of see where you're coming from in that you think I am "exploiting" workers.

There are SO many people in the investing world who seem your talent and skills and want to exploit it for their own benefit.

Marketing people know that and aren't afraid to exploit it.

If I watched someone play 3or4games I may see patterns and could detect some weakness and then I would exploit it is the best I can describe it.
