I fully agree with Charles' stance on investing, his aversion to fix-and-flip deals (speculation), and his emphasis on holding rentals for the long term.

We don't always get along or agree, bit we respect each other.This is a long way of saying that instead of looking for a contractor who has the skills and the financial backing you might put a greater emphasis on someone who you can trust, respect, agree to disagree, etc.As for the listing, it sounds pretty easy -- especially in this market.  

Emphasis on reputable. 

I thought I wanted to do live in fix and flips so I bought my first foreclosed house back in 2015 and have been living in it as soon as it was habitable and slowly finishing it off (emphasis on slowly, my Dad warned me I would never get it finished once I moved in!)

Just make an offer with them financing the deal in the offer, including interest rate, down payment, amortization schedule and (for emphasis), what you'll pay in interest. 

Emphasis on up-to-date, as I am aware the requirements have lightened up just a bit.

We've been using this time to get educated and put more emphasis on frugality.

I'd think it would make more sense to get a real estate license before the program you brought up, but I haven't heard of it before so don't put too much emphasis on my opinion.
