I came into the picture when an agent issued a new loan title policy w/o obtaining a release of the prior mtg. 

I pay E&O insurance and RE renewal fees, etc. 

I truly want to help good renters out where/when I can.What is considered a reasonable amount of time for an increase (would be 10% increase), w/o putting my self in a position of trying to catch up to market rents at some point in the future.

As o mentioned on another comment, I have a sneaking suspicion that the subscription is now hurting my ranking.

To add to the intrigue of this situation, the Owner has recently (June) purchased another residence in another township in the county (found as part o my Due Diligence), so they may be looking for an exit strategy for the property listed on the Upset sale.
