In my marketing plan I do intend to use my website for lead generation/SEO but I don't want to wait until I get the website going until I start my mail campaign.

The key was SEO, simple processes, very targeted and directed keyword marketing, automated payment and enforcement.

Just sit back relax and watch the money come in...You do not need to pay ANYONE for SEO, PPC, any kind of marketing.

Very true, but then I am seeing quite a bit of competitive pressure on those ones.And since in the effort for independence, the location/city plays a key role (SEO), you lose all the work when you sell the property.

For finding actual sellers, I am looking into online tactics and have started working with a CRM and SEO.

It also gave me access to a curriculum which basically covered the SEO side of things which I went all the way through (it's pretty big,) and I learned a lot from that.

I'm looking to personally generate some blog posts for my website and would like to hire someone to proofread them, format them into more reader-friendly formats, and do any SEO tweaking that's required.  

Websites will generate leads on their own using SEO, which takes 3 to 6 months.Initially you need to drive traffic to your site using paid traffic such as Google Adwords and FB Paid ads. 

It could be Direct Mail, PPC, Facebook, SEO, Cold Calling, SMS Blast, RVM Blast, etc.
