I have a 4-unit with one washer and one dryer coin operated.

The agent told me there were several CPAs with experience in crypto.

Good Evening BP,Been a member for a few years and have "gotten started" multiple times but always get distracted by the allure and easier money of stocks and crypto.

On the opposite side of the coin you can buy land for storage units in places where the land can't really be used for anything else (Near RR bridges, highway off ramps, etc..) .

Several things to contribute here: 1) Private Lenders with no credit experience emerge doing down payment and 100%/High LTV financing at the end of every cycle, 2) they're among the first to loose their shirts in every downturn, 3) although someone termed this type of lending "gator", it's not new, 4) the guy that coined it didn't get into real estate untill well after the last crash, 5) he has no real credit background or experience (he's never been a lender), 6) Google the guy's name and "looses professional license in AZ" to see what pops up, and finally 7) he's really effective at telling people what they want to hear, filling their heads full of hopes and dreams, getting them to buy his training, and his minios generally won't want to hear what a real, seasoned lending vet will try to tell them.

Just looking for opinions- I can talk myself into anything....lol you are missing the other side of the coin, which is the risk involved with not paying down a loan.

:o maybe I should stick to index funds and crypto :D Also, I'm not planning to pay just 20% down.

I decided to try this with a totally different niche a d course outline for crypto investing during this year's parting of the sea or great divide or whatever and the same thing happened, just in case anyone wanted to get the courses these dudes offer for the actually price they start with and not the blue 42 hook line and sinker stinker crap they soil our time with..good luck to a yone trying to do  etter for themselves and I hope we all get it right during this Ai era so we don't fill in the suicide line at the new world order building! 

You might say crypto or the next google and I would tell you your gambling.  

I see a few sides to this coin, based off your numbers your around a 10% return on your investment which on the surface is not the best.
