Unless a lawyer shows me case precedent I think that's crap.

rob, i need that guy's number....i have a great mexican guy (not iligal, been here for 20 yrs), who charges $1/sq. ft. does amazing work (did my basement), but he hates doing small jobs. he wants to do at least one day worth of work, or his guys will screw him over and still get paid.drywall is cheap, but experience is important. or it will look like crap.

One of my first properties was in the Asheville area, and beat the crap out of me, I felt the same way!

Forget all that making it pop crap or shiny sheens leftover from ten years ago.  

Whatever you decide will be best for you - BUT - if you do re-finish the floors....MAKE SURE you do the prep & clean work....after sanding - sweep at least twice.....then tack cloth (you can make them yourself - basically a rag with mineral spirits - VERY easy) - I went over the entire floor twice - I might even suggest three times....it gets the "crap" out of the pores of the wood & lets the wood take the stain much better....and the more coats of poly, the better - but take your time - as they ALL have to dry...MAKE SURE they are dry...

Happy to exchange companies to avoid if it would help.And to answer @Michael Smythe's question, I interviewed the crap out of management companies with what I felt were great, in-depth questions, both times we hired bad managers.

Year 2 rent has been crap increase wise but I think that'll be the case till 27 just cause of BTRs, a bit more flooding, but there's still a short out there. 

There are tons of ethical wholesalers in your home state, who post in some sort of non specific NJ RE investor Facebook group, who definitely do not daisy chain their deals, inflate ARV's or just post crap that's literally on the MLS.

They will sell you a crap deal all day long and not blink an eye. 

Especially A lender as they are notorious in this business for being full of crap.
