LOOK at what ADVANTAGEOUS, what competitive edges do you have, how can those be best used to engage in the opportunities at hand. 

Be conservative on your rehab budget, rehab timeline, holding costs, etc.

We have an extremely competitive market, huge demand and low inventory.

Obviously I want to keep my costs low but still want to spring for amenities that would give me a competitive edge compared to other rentals.
