I would build the communal coin laundry in the basement with robust equipment made for just that application & you'll make money off it too.

This strategy is in line with the broader societal trend towards communal and economically efficient living spacesThe perception of STRs is increasingly becoming negative, a trend highlighted by the growing number of local governments imposing regulations, often to address housing affordability issues.

They mostly keep to themselves in their rooms, but they've regulated the communal spaces themselves.  

We are down 40% in inventory than we were last year at this time.I'm thinking that communal living will become more common: people renting out bedrooms to strangers, ADU's will start becoming a norm, and any form of house hacking is going to be necessary to experience homeownership.

Also I built some homes in PDX and the one i tore down had the communal sewer line so have seen those. 

PA is not a communal property state, one spouses assets do not automatically become shared with the other spouse when married.  

So at that point you can start to average out and have a communal fund that's small than each individual reserve fund would be.
