Most common is moving 100 miles away from the departing residence **for work**. 

This is not very common after the first month or so as the tenant buyer gets settled in.

Rising land prices are not that common either, and limited to select areas.

Self-showing services are extremely common but that should be in the contract. 

LOne common strategy is doing a cash-out refinance on one of your rental properties to tap into the equity.

I think it's probably less common here but I've often wondered about how difficult it would be to convert a detached garage, etc. on a property from a legal standpoint.
